Being single and 35 comes with a lot of perks. You are motivated, focused, at the prime of your career and best of all, you can have your own subsidised bachelor/bachelorette pad. You can now apply for a HDB flat. Read on if you wish to buy a flat under your own name. You can purchase one under the Single Singapore Citizen Scheme.
What type of flat can I apply?
You can apply for both BTO and Resale flats.
If you are planning to buy a BTO, singles can only buy 2-room Flexi units at non-mature estates. Non-mature estates refer to estates that are less than 20 years old. There is also an income ceiling capped at $6,000 (99-year lease) and $12,000 (45-year lease).
For resale flats, there are no such restrictions.

There are 2 grants that are available for first-timer singles Singapore Citizen and the grants will be dependent on the applicant’s income and the type of flat you apply. The 2 grants are Singles Grant and Enhanced CPF Housing Grant (EHG) (Singles).
For singles applying to live with/near parents or child, they are eligible for Proximity Grant. You can use HDB’s Distance Enquiry for Proximity Housing Grant e-Service to check whether the HDB resale flat you intend to buy is within 4 km of your parents’/children’s HDB flat or private residential property they live in.
If you are planning to buy a BTO flat, you are only eligible for the EHG Grant.
For Resale flat, you are eligible for all of the 3 grants, if you meet all the requirements.

Considerations when applying for a BTO
- You can only get one grant, which is the Enhanced CPF Housing Grant (EHG) (Singles).
- You can only buy 2-room Flexi units at non-mature estates.
- There is an income ceiling limitation.
- You have to wait another 3 or more years to get your keys. (Yikes!)
- Non-mature estate means less facilities such as MRT and hawker centre.
Considerations when applying for a Resale
- You can get all the grants if you meet all the requirements.
- No restrictions on the type of flats you can buy.
- There is no income ceiling.
- Ready to move in. Best if property requires minimal renovation.
- Some properties can be quite old and require more renovation works.
In my opinion, there are more pros in buying a Resale flat versus buying a BTO. However if you earn more than $7,000 a month, you may want to consider buying a private property instead as you will not be eligible for any grants.
